What is a property reset?
A property reset is a coordinated service that prepares a residential property for its next stage - rental, sale, handover or presentation. It bundles the core works (interior cleaning, window & solar cleaning, lawn and exterior tidy, and pressure washing) into one job managed through a single point of contact, instead of booking each trade separately.
What's the difference between a property reset, a bond clean and a vacate clean?
A bond clean (or vacate clean / end-of-lease clean) is an interior-only deep clean designed to meet a property manager's exit-condition standards so the tenant can recover their bond. A property reset goes further - it includes the bond-style interior clean and adds windows, lawn and exterior tidy and pressure washing, all coordinated together. If you only need the inside cleaned, a vacate clean is enough; if the property needs to present end-to-end, a property reset is the right scope.
What's included in a property turnover?
A property turnover is the full process of getting a property ready between tenancies, owners or listings. With IRB Property Services, that typically includes: a full bond-style interior clean, internal and accessible external window cleaning, lawn mowing and edging, general pressure washing of paths and outdoor surfaces, and any specialist add-ons (carpet cleaning, pest control, gutters, minor repairs) coordinated through one contact.
How much does a vacate clean cost in Brisbane?
Most full property resets in Brisbane and Moreton Bay sit between $1,300 and $2,300, depending on property size, condition and scope. Apartment and unit resets start from around $450 and house and townhouse resets from around $850 for a standard interior-focused scope. Heavily soiled, neglected or oversized properties (Heavy Reset / Recovery) typically range from $2,500 to $4,000+. Final pricing depends on property size, condition, access, urgency and required scope.
What's included in each property reset package?
Exterior Reset (from $850, typical $1,000–$1,600): exterior-only presentation - external windows, pressure washing, lawn and garden tidy, entry detailing. No internal cleaning. Standard Reset (from $1,100, typical $1,300–$1,700): standard interior clean, standard window clean, standard lawn and exterior tidy, and standard pressure wash. Full Reset (from $1,500, typical $1,700–$2,300): deep interior clean, window and track reset, overgrown recovery, and deep pressure clean. Heavy Reset / Recovery (from $2,200+, typical $2,500–$4,000+): full interior reset, full window restoration, full yard reset, and surface reset / restoration prep for neglected or heavily soiled properties.
Do you handle agency end-of-lease jobs?
Yes. We work with property managers and real estate agencies across Brisbane and the Moreton Bay region. Agency turnovers are our core work - checklist-driven, photo-documented, with a re-attend guarantee on in-scope items so the property meets exit-condition standards.
Do you handle tenant vacate cleans for bond recovery?
Yes. We provide vacate cleans (also called bond cleans or end-of-lease cleans) for tenants who want to maximise the chance of full bond recovery. The clean follows the standard inspection checklist agencies use, and we can re-attend if the property manager flags anything within the agreed scope.

How fast can you book a property reset?
Standard scope turnovers are typically completed within 48 hours of access being available. For agency clients with regular volume, we hold scheduling capacity to allow same-week or next-day starts on most jobs.
Are you insured?
Yes. IRB Property Services Pty Ltd is fully insured (public liability) and operates as a registered Australian company (ABN 64 702 552 743, ACN 702 552 743), in compliance with Queensland workplace standards.
Can I book individual services instead of a full reset?
Yes. Interior cleaning, window & solar cleaning, lawn and exterior tidy and pressure washing can all be booked individually and are quoted based on scope. You don't need to book a full property reset.
Do you handle overgrown lawns and neglected properties?
Yes. The Heavy Reset / Recovery package is designed for exactly this - overgrown yards, neglected interiors, heavily soiled surfaces and post-renovation clean-up. We assess condition on quote and price accordingly.

- Property reset
